Start with the home you need, then choose the emirate
If you are researching from Saudi Arabia, Qatar, Kuwait, Bahrain, Oman or elsewhere in MENA, start with the purpose of the purchase: a home to use, a future move or a property to let. Write down your budget, the date you need the home and the features you will actually use. These criteria make a shortlist more useful than a collection of launch advertisements.
Choose the emirate and community before comparing buildings. A Dubai apartment, an Abu Dhabi project and a Ras Al Khaimah home belong to different local markets. Compare the exact unit, its location and the recorded source date. A development’s name or a waterfront photograph does not establish the home’s suitability.
Confirm ownership eligibility for the exact property
The UAE Government explains that expatriate property-ownership rules differ between emirates. Ask the relevant land authority to confirm the ownership right and designated area for the property you are considering.
Give the adviser your actual nationality, residency and proposed buying entity. Living in a GCC country is a separate fact from holding that country’s citizenship. Request written confirmation of the required buyer documents and registration route before committing to a reservation.
