Start with two separate questions
A promising advert needs a clear person to contact and a clear home to discuss. Keep two questions on your shortlist: who is offering the property, and which property does the advertisement describe? A familiar company name, attractive photographs or a portal badge should not answer both questions for you.
Dubai Land Department provides a Licensed Real Estate Brokers directory, with search options covering brokers, offices and ORN. Open that official directory when checking the professional behind an advert. This guide explains a checking method; it has not verified any individual broker or property.
Ask the advertiser for the broker's registered name, their registration reference and the agency's registered name. Record the person's details separately from the office details. If a name has more than one English spelling, request the spelling used in the official record before deciding that a search result is missing.

Open the advert's official record
DLD describes Madmoun as a QR code associated with a real estate advertisement permit. Its official announcement explains that readers can scan the code to access authorised advertisement details, including the advertising company and property specifications. Use the code attached to the particular advert you are considering.
Read the destination before opening it, then compare the information displayed with the advert. A QR image in a screenshot is only useful if you can reach the corresponding record. When a code will not open, request a working version and keep the check unresolved; a technical failure alone does not establish misconduct.
Save the advert link and the date of your check together. If the advertiser replaces the offer or sends a different unit, repeat the comparison for that unit. Do not treat yesterday's screenshot as confirmation that today's price, availability or viewing arrangement is unchanged.

Keep a small comparison record
Use the table below as a personal comparison sheet. Enter what each source actually says and leave missing information blank. These are suggested review steps, not a statement that every official screen displays every field. A match in one row does not resolve a discrepancy in another.
| What to compare | What to record | If it does not match |
|---|---|---|
| Person and agency | Registered names and the references supplied | Ask which professional and office represent the offer |
| Advertisement | Advert link, working QR result and date checked | Request the current record for this exact offer |
| Home being offered | Location and property details shown in each source | Ask for a corrected advert or an explanation in writing |
| Viewing arrangement | The unit to be shown, appointment and contact | Confirm whether the proposed viewing concerns another unit |
Turn a mismatch into a specific question
Avoid sending a vague request such as 'Is everything verified?' Identify the difference instead: 'The advert names one building, but the record I opened appears to refer to another. Please send the current advert and reference for the home you propose to show.' Keep the reply beside your comparison record.
If the explanation remains unclear, leave that option outside your confirmed viewing schedule. Ask DLD through its official support route about an official-record question; ask the advertiser to correct their own listing. Avoid publishing accusations based only on an unsuccessful search or an unreadable QR code.
- Confirm the person, agency and home before confirming the appointment.
- Keep unresolved differences visible in your notes.
- Recheck a replacement advert instead of carrying over the earlier result.
- Keep identity documents and private messages out of public listing comments.
Use the result to make a better shortlist
This process helps organise an enquiry; it is not a recommendation to sign a contract or send money. Keep any ownership, contractual and payment checks relevant to your transaction as separate tasks. For an off-plan home, the project information and the proposed unit also need their own comparison.
If you are planning a viewing trip from elsewhere in the GCC, resolve identity and advert questions before reserving time for the visit. Then use the portal's building pages for location context and rental search for offers that fit your intended stay. Ask the advertiser to confirm the current unit details directly.
