Buying an apartment in Dubai on installments: compare the full payment plan

Compare the full price, dated installments and handover balance before reserving a Dubai off-plan apartment. Includes a worked cash calendar and a source-dated check of Danube payment-plan headlines.

Start with the dates, not the headline

A payment plan can look comfortable until two instalments fall close together. Before choosing a home, write down the amount, due date and trigger for every payment. Is the trigger a calendar date, a construction milestone or handover? Those are different commitments. A percentage on a project card is a useful starting point, but the schedule for the particular unit is the document you need to compare.

Keep one row for each obligation rather than one row for each marketing phase. Put any reservation payment on the same sheet and ask whether it is included in the first instalment. Otherwise you may count it twice, or overlook it entirely. Where a date is not supplied, leave it as a question to resolve with the developer; do not turn an estimated completion date into a contractual deadline.

What a hypothetical AED 2 million, 70/30 plan looks like

The example below is arithmetic for planning, not an available offer. The assumed price is AED 2,000,000. Here, the first 70% consists of a 20% initial payment and five payments of 10% each. The final 30% is assumed to be due at handover. A real 70/30 plan could split the first part differently, so replace every row with the unit’s written schedule.

The initial payment is AED 400,000. Each 10% instalment is AED 200,000, making the five instalments AED 1,000,000 together. The assumed handover balance is AED 600,000. Total payments are AED 2,000,000. This total excludes separate costs; it does not establish a mortgage amount, bank approval or a rental return.

Separate the purchase schedule from the rest of your cash needs

Add another section for costs outside the quoted purchase price: registration charges, any stated administration or agency charges, finance costs, moving expenses and furnishing. Do not use a generic fee percentage as a substitute for the actual transaction breakdown. Ask who pays each cost, when it is due and which written document confirms it.

Then compare the calendar with money you can actually access on each date. A future sale, an expected bonus or hoped-for rental income should have its own uncertainty note. For a buyer transferring funds from another country, record the transfer lead time and currency assumption too. This makes the cash gap visible before you send a reservation payment.

Check the project identity and payment destination

Keep the legal project name and project number alongside the marketing name. Dubai Land Department’s Project Status Enquiry provides a project-name or project-number search and points users to Project Status in Dubai REST. Use the actual project identifier when checking; a similarly named tower or a neighbouring phase is not evidence for your unit.

DLD’s FAQ describes the project escrow account and its role in off-plan development. Ask for the payment instructions that apply to the exact project, and reconcile the account details with the documents and the appropriate official checks. A changed bank instruction needs verification through an independently confirmed contact before you transfer money. A screenshot forwarded in a conversation is not enough to settle a mismatch.

Compare two homes by their busiest payment month

A lower asking price does not necessarily mean a lighter cash requirement over the next six months. Compare the largest payment due in any month, the total due before handover and the remaining balance. If the schedule depends on milestones, keep a second scenario in which two milestones arrive closer together. This is a planning exercise, not a prediction of construction progress.

Save the original schedule with its document date and unit reference. If the agent sends an updated version, ask which version would become part of the signed agreement. Use the questions below in one enquiry so the reply can address the gaps together, rather than collecting fragments across several chats.

  • Is the reservation amount included in the first instalment?
  • Which payments have fixed dates and which have milestone triggers?
  • What written condition makes the handover balance payable?
  • Which charges are separate from the advertised price?
  • What happens if financing is not approved in time?
  • Which project and unit identifiers appear on the payment documents?

Danube payment plans: check the offer date, not just the percentage

The same developer can publish different payment structures for different projects and campaigns. The official pages checked on 15 October 2026 illustrate why a general payment-plan headline is not a current, unit-specific quotation. The following is a comparison of published statements, not a list of offers confirmed available today.

Keep the promotion date, eligible project and full payment schedule together. Do not combine the lowest deposit from one announcement with the lowest monthly percentage from another. A monthly percentage describes the payment schedule; it does not, by itself, establish an interest rate, the total cost or the balance due at handover. Request a dated written quotation for the exact apartment and clarify separate charges before committing.
