Compare a specific home with a specific home
Start with the emirate, community, project phase and unit. Do not compare one city’s lowest advertised starting price with a quotation for a larger, finished home elsewhere. Match property type, measured area, handover timing, furnishing and facilities before considering the price difference.
Al Marjan Island is a destination in Ras Al Khaimah, as its master developer Marjan identifies. Keep the emirate visible when saving a waterfront shortlist; similarly styled marketing images can hide very different locations.

Use the relevant project-registration evidence
ADREC describes project registration and licensed escrow accounts in Abu Dhabi’s development process. For an Abu Dhabi candidate, ask for the project identifier and the documentation that lets you verify it through the appropriate official channel.
Ras Al Khaimah’s published Law No. 12 of 2023 sets out off-plan project registration and escrow conditions in Article 27, and project escrow accounts in Article 38. For a Ras Al Khaimah candidate, request the relevant project and permit details and confirm the current process with the competent authority.

Build the same comparison sheet for both emirates
Use a dated quotation for each exact unit. Fill in the same fields and mark questions explicitly. A blank service-charge figure, unconfirmed handover date or missing floor plan should remain visible in the comparison.
| Compare | Evidence to request |
|---|---|
| Ownership and buyer eligibility | The right recorded for this property and buyer-specific confirmation |
| Unit and usable space | Unit number, floor, measured area and contractual plan |
| Project and timing | Registered identity, dated progress and handover terms |
| Purchase cash flow | Exact price, instalments and itemised applicable charges |
| Ongoing costs | Service-charge information, maintenance and management quotations |
| Daily use | An actual visit or inspection, access and the facilities you require |
Test your intended use with real evidence
For a home you will use, visit the community and test the journeys that matter to you. Review the actual unit’s outlook, noise, access and facilities when possible. A future master-plan feature needs a status check and timing; it should not be treated as an existing amenity.
For a property you intend to let, request evidence behind the rental assumptions, comparable property details and a management quotation. Model periods without a tenant and operating costs. Keep any proposed short-stay use subject to the applicable permission and contract review; a waterfront location alone does not settle those questions.
Connect your research to the available catalogue
Use the separate Abu Dhabi and Ras Al Khaimah project collections. Follow the developer and community connections on a candidate page, then inspect its available brochure and floor plans. Catalogue records show what was recorded at a date; request confirmation of the current unit offer.
Keep two to four relevant candidates in a comparison and send each advertiser the same unanswered questions. Have buyer eligibility, the agreement and payment instructions checked for the actual jurisdiction before making a commitment. The useful decision is which documented home fits your requirements, timing and budget.
