How to create a clear property listing in Dubai

Prepare a Dubai sale or rental listing with a clear price period, unit details, permitted photos and advertiser checks. Use the checklist before submitting.

What do I need before I submit a Dubai property listing?

Prepare facts for the specific home, permission to publish its photos, the correct advertiser identity and a way to receive enquiries. A project guide or an old catalogue record is research material; it is not confirmation that your unit is currently available. You can prepare a draft while checking missing facts.

Check the advertiser separately from the listing text

DLD provides a service to verify electronic copies of real-estate licences and permits through Trakheesi. Use the official record to check the information supplied by the advertiser. A portal subscription or an AI text review does not replace that check.

Use the advertisement QR code as a verification route

DLD describes Madmoun as a QR-code service linked to real-estate advertisement permits. Follow the code to the official advertisement information and compare it with the property being offered. If the details disagree, resolve the mismatch before publishing or paying for promotion.

Start with the offer and the actual location

Choose sale or rent and whether you are the owner or an agent. Select the city, community and building from the catalogue when available. A building suggestion is a starting point, not proof of a particular unit’s features.

Enter the real street and confirm the property’s map pin separately. Keep the unit number private. Community precision avoids publishing an exact position when that is not needed.

Measure the unit and separate its facilities from the building

Enter the actual property type, bedrooms, bathrooms and measured area, with the correct square-foot or square-metre unit. Leave an uncertain detail empty until you can confirm it.

Select features that apply to this unit. A shared gym or pool belongs to the building; a balcony, furnished room or private parking space needs confirmation for the advertised home.

Make the asking price and period explicit

For a sale, use the asking price in the selected market currency. For rent, choose the billing period and record the agreed terms separately. An annual asking rent is not a nightly booking quote.

Catalogue prices are advertised snapshots. They do not establish the price, availability or achievable return of your property.

Use AI for the wording, then check the preview

Upload photos you can publish and keep the cover representative. The assistant can prepare editable text from your supplied facts and available photos. Review every suggestion before applying it.

Check the title, description, photos, location and public contact choices in Preview. Saving a draft is separate from publishing it. The portal checks the current listing and the required verification information before publication. Dubai advertising requirements should be checked with the competent authority; AI cannot issue a permit.
