Life in the neighborhood
Al Khawaneej is a low-density residential and agricultural community in eastern Dubai, close to Mirdif, Al Warqaa, Al Mizhar, and the Sharjah border. The district is divided into Al Khawaneej 1 and Al Khawaneej 2, with private villas, large residential plots, working farms, family attractions, and established Emirati neighborhoods forming much of the area.
Villas dominate the housing stock. Homes commonly have four to seven bedrooms, although three-bedroom properties do appear, and larger residences may include separate majlis rooms, staff quarters, gardens, pools, outdoor kitchens, and sizable parking areas. Current 2026 listings also show selected freehold opportunities, particularly in parts of Al Khawaneej 1, but ownership rights vary by individual plot and should be checked before a purchase.

For families, the attraction is easy to see. Al Khawaneej provides much more land and privacy than a typical master-planned villa community, while Emirates Road and Al Khawaneej Street provide road access toward other parts of Dubai.
Al Khawaneej at a Glance
The district has changed around the edges, but its basic identity remains residential, agricultural, and heavily villa-focused. This quick overview gives buyers and tenants the main points before looking at individual properties.
Current listings make one point particularly clear: Al Khawaneej cannot be assessed only by bedroom count. A recently built five-bedroom property on a valuable freehold plot can carry a higher asking price than an older seven-bedroom residence with considerably more internal space.
